Both the slabs and the pillars of the building are made of reinforced concrete, in compliance with current standards and the Spanish Technical Building Code. The foundations will be laid according to the results of the geo-technical study.

The retaining walls of the development inside the plot will be made from natural stone following the gabion technique.

An independent technical control organism will ensure the correct execution of the structure which, in addition, will have a 10-year guarantee.

The façades will be composed of brick external walls, an air chamber with heat insulation and an interior layer of laminated plasterboard attached onto galvanised steel profiles, and a second layer of heat and sound insulation of mineral wool.

The finish of the façade will combine: a light-coloured brick finish on the ground floor; rendering with floated white cement mortar and decorative wooden strips on the first and second floors; and on the third floor, floated cement mortar render in sand tone or similar.

The double insulation on the interior perimeter results in the inside of the building enjoying excellent thermal conditions, even exceeding the conditions set out in the Technical Building Code.


On the terraces, to ensure that the laminated glass railing and U-shaped handrail are correctly attached, the parapet will be in reinforced concrete with a similar finish to the façades.

The rooftops will be constructed using an inverted insulation and waterproofing system comprising a double waterproof layer and a layer of thermal insulation. They will be prepared for tiling in trafficable areas or to be finished using a protective layer of gravel in the non-trafficable zones.

Along with the façades, this insulation system is an envelope for the whole building, minimising thermal bridges and reducing the energy consumed by the homes.

On the inside, the homes will be divided up by means of partition walls made of plasterboard attached to galvanised steel profiles with mineral wool sound insulation inside.

Moisture resistant plasterboard will be used in wet areas. The dividing walls between homes will consist of soundproof bricks cladded on both sides with plasterboard attached to galvanised steel profiles and with mineral wool to ensure the correct soundproofing of the home.

The partition walls in the basements and storerooms will consist of rendered brick walls painted on both sides.

Both the inside of the homes and the communal areas will have false ceilings of laminated plasterboard – water resistant in wet areas – and will be of the required standard to ensure that the installations are correctly maintained.

False ceilings will be installed in the multi-purpose room at different levels, consisting of laminated plasterboard combined with a false ceiling with wooden strips.

On the outdoor terraces, the ceilings will be rendered and painted with a similar finish to the façades.

The floors of the promotion, both in the homes and in the communal and outside areas, will be ceramic tiles.

All the floors on the inside will be laid over an anti-impact layer, thereby ensuring good acoustic insulation between the homes.

This flooring outdoors, in communal areas and in rooms required by law will have a non-slip finish.

The skirting board will be lacquered MDF inside the home and tiles similar to the floor in wet areas and the remaining areas.

All the tiling in the promotion will consist of porcelain stoneware.

Inside the homes, the bathroom areas (washbasin wall and around the shower) most exposed to water will be tiled in a single tone and texture.

In the dressing rooms and communal areas, small white tiles will be used.

The exterior windows and doors will be in light-coloured matt lacquered aluminium with thermal breaks. They will have security hangers, double glazing with an air cavity and low emissivity laminated safety glass.

They will have casement, tilt and turn, or sliding opening systems depending on their size and the rooms they are in.

The bedrooms will have manual roller blinds with aluminium slats injected with thermal insulation.

All the windows and doors will comply with the level of airtightness and thermal/sound insulation stipulated in the TBC.

The homes will have a reinforced door with an exterior finish in colours combining with the hallways on each floor, and on the inside they will be the same colour as the interior doors.

The interior doors will be lacquered MDF in matt white. The bathroom and main bedroom doors will have a lock. The built-in wardrobes and dressing rooms will be modular, finished on the interior in high resistance laminate, and will have a suitcase shelf and a rail for hanging clothes.

The wardrobes will have doors that open from floor to ceiling in matt white lacquer. The dressing rooms will be open, without doors. The hardware, handles and knobs will be in matt chrome.

Inside the home, the walls and ceilings will be painted with smooth matt white plastic paint. Anti-mould paint will be used on the surfaces of the bathrooms and laundry rooms that are not tiled.

In the entrance halls and communal areas, the walls and ceilings will be finished with smooth matt white plastic paint.

The parking spaces and the storeroom doors will be numbered.

To ensure the highest level of acoustic comfort in the homes, a separating network of sewage and rainwater drainage pipes will be installed by means of a network of soundproof PVC drains, pipes and collectors connecting with the existing general sewage network.

The hot and cold water pipes will be distributed using thermally insulated cross-linked polyethylene pipes, and there will be stopcocks in wet areas and short-off valves on each appliance. Hot and cold water inlets will be installed for the washing machine and dishwasher.

A highly efficient aerothermal energy system will be responsible for the climate control and domestic hot water (DHW) in the homes.

This system comprises an outdoor unit on the roof that extracts energy from the surrounding air and transfers it to both the indoor hot water storage system, located in an installations cupboard in each home, and the climate control unit, located in the false ceiling of the second bathroom.

The areas where most smells are produced (basement, bathrooms and kitchen) will be ventilated by means of a dynamic ventilation system. The air extracted will be driven to the roof where it will be extracted via a duct located downwind of the prevailing wind.

This system guarantees the air renewal in the whole home and prevents the emergence of damp due to condensation without having to open any windows, as well as providing perfect health and hygiene conditions regarding the air quality inside, leading to greater energy savings and acoustic comfort.

The home’s electricity switchboard will be inside the closet near to the front door of the home.

Regarding the number and distribution of light switches and electricity sockets, the installation will surpass the minimum standards set out in the regulations (REBT) for added convenience.

White electricity switches of the highest quality will be used. The terraces will have LED wall lighting and a watertight power outlet.

In communal areas, the exterior of the development, garages and storerooms, energy-saving LED lighting with timers and presence detectors will be installed to minimise electricity consumption. Likewise, the emergency lighting will consist of energy efficient LEDs.

This installation will comply with the regulations on common telecommunications infrastructure.

The home will have cable conduits for telephone, internet and TV, with sockets in the main rooms of the home.

The entrances to the development and gates will have an electronic video entry phone with a colour monitor.

The home will have an automated alarm system pre-installed that can be controlled using a mobile phone. It comprises entry detectors at the front door and terrace, and a camera with presence detector in the living room area.

Hiring the monitoring services of a security company will be optional and the cost will be borne by the clients after the homes are handed over.

The garages will have forced ventilation and carbon monoxide detection and control systems, in addition to a fire protection system and emergency lighting to comply with current regulations.

The parking spaces will have the pre-installation for electric vehicle charging, according to current regulations.

A communal antenna will be installed on the development to receive terrestrial and satellite signals. To enter the garage by car, the automatic doors, the automatic doors, on the perimeter fence and in the basements, will be activated by remote control.

The sanitary units, taps, counter tops and units will be of leading brands.

The toilets will be white glazed porcelain, with double flush system and low water consumption.

The counter tops will be in resin or similar, with his and hers sinks in the main bathroom, and one sink in the second bathroom.

The bathrooms units will have a drawer, will be in a lacquered tone and will be suspended, leaving a storage space under the counter tops.

The taps will be chrome. The washbasins will be installed with a mixer tap which opens with cold water to save energy, and the showers will have thermostatic taps with a bar and water sprinkler.

The flat resin shower trays will be 70cm wide, without screens.

The private gardens of the ground floor apartments will be delivered with topsoil without landscaping, and will have a water outlet for watering. They will be ready to be landscaped by the owners after the homes have been handed over.

The private terraces will have a water outlet and drainage system so that flower boxes can be installed by the owners after the homes have been handed over.

Clients will be given written recommendations from the landscape gardener of the promotion regarding gardening in the private gardens and terraces.

The gardens will be separated by chain link fencing and the terraces by a wooden fence.

The kitchen will be equipped with large capacity floor and wall units according to the project design, with doors and interiors finished in decorative laminate.

The countertop and trim of the kitchen will be made of laminate.

A ceramic hob, oven and extractor fan are included.

The units of the sink, island and remaining electrical appliances are not included, but can be purchased separately to go with the bespoke kitchen required by each client.

To provide greater control over access and the security of the community, the promotion will be totally closed with fencing around the perimeter, and there will be a video surveillance system.

The landscaped gardens of the communal areas combine different species of bushes, aromatic plants, fruit trees and native Mediterranean trees and ensure, along with the automatic watering system, that the stored rainwater is reused and water consumption is kept to a minimum.

The swimming pool, with its salt water chlorination system, will be located in the south-east part of the promotion to ensure that it enjoys the most hours of sunlight and great views of the surroundings.

With easy access, the enclosed pool area will have an area with sun loungers and communal Wi-Fi.

Closely linked with the swimming pool, you will find the changing rooms and multi-purpose room, equipped with a small kitchen ((high and low kitchen units with laminate countertop, fridge-freezer, microwave and sink) and communal Wi-Fi. This area can be adapted to meet the needs of the residents at any time: gym, gourmet room, co-working area, cinema, celebrations, etc.
